At Form, our B Corp status is not a label we wear lightly. It is a commitment to lead with purpose, to measure what matters, and to use the built environment as a force for positive change.

In a sector responsible for a significant share of global carbon emissions, how buildings are managed matters. Where money is spent matters. Who gets access to opportunity matters.

Our newly released 2024 Impact Report sets out the progress we made over the last year, alongside the gaps we are determined to close. It is both a snapshot of where we are now and a clear statement of where we are heading.

A year of measurable progress

In 2024, we made clear, measurable progress across our portfolio and our people. All buildings under management now operate on 100 percent renewable energy, helping to avoid 3,166 tonnes of CO2e, alongside achieving zero waste to landfill. Through partnerships with City of Trees and DripDrop, we supported the planting of more than 4,800 trees. Internally, employee satisfaction averaged 4.61 out of 5, supported by continued wellbeing investment and progressive policies, while 70 percent of managerial roles are held by women. Alongside this, we committed over £11,000 to charity partners and delivered 296 hours of volunteering across the business.

Using our platform for wider impact

We believe our responsibility extends beyond the buildings we manage. In 2024, we worked with partners including Regeneration Brainery, The Diana Award, City of Trees, Barnabus, and SmartWorks, supporting social mobility, homelessness prevention, and environmental regeneration through mentoring, volunteering, and practical support. We also continued to use our assets to create community value, from showcasing emerging artists at No. 1 Spinningfields to hosting donation points, swap shops, and local initiatives, tracking activity to ensure impact remains practical, measurable, and accountable.

From impact reporting to long-term transformation

While 2024 delivered real progress, this report is equally clear about what remains unfinished. Over the past year, we completed our first full assessment of Scope 1 and 2 emissions and began building a clearer picture of Scope 3 emissions through employee commuting, business travel, and purchased goods and services. This work will continue through 2025 and 2026, enabling us to set science-based Net Zero targets across our full value chain, while deepening partnerships that support social mobility, formalising apprenticeship and work experience pathways, and committing to annual, transparent reporting. This is how we build trust: not by claiming perfection, but by being open about progress, challenges, and the work still to be done.
